Fulton County Recorder Sandra Barber has been contacted by several residents about a solicitation letter from a company in Washington, D.C., which is referred to as a “Deed Processing Notice.”
The company offers to obtain a copy of the person’s property deed for $86. The mailing is made to appear as if it were from an official government records office. Residents are given a “Compliance Response Date,” and if a request for the deed is made after that date an additional $35 fee is required.
“The wording in the letter implies that you may pay up to $86 for a copy of your deed at the Recorder’s Office which I believe is very misleading, ” said Barber. “Copies can be obtained any time from the Recorder’s Office at a cost of $2 per page. A typical deed is one to three pages long and would cost $2 to $6.”
Barber added that she has seen this type of letter before.
Barber reminds residents that once a deed is filed with the Recorder’s Office it is a permanent record of ownership and protects the property owner’s rights. Property owners do not have to have the original copy of their deed in their possession.
